Many owners and foreign investors estimate short-term rental income in Marrakech, Casablanca, Agadir or Tangier as 'nightly rate × 30'. This almost always overstates the result because it ignores real occupancy, commissions and per-stay costs.
1. Estimate realistic gross revenue
Use a cautious occupancy rate by season rather than one optimistic figure. Gross revenue is the sum of nights sold multiplied by the average rate for each season.
2. Subtract variable and fixed costs
Every stay generates costs, and fixed costs remain due even when the property is empty.
- Platform commissions and payment fees
- Cleaning and laundry at each turnover
- Supplies and guest amenities
- Service charges, utilities, internet and insurance
- Maintenance and furniture renewal
3. Include management and taxes
A concierge company usually charges a commission on rental revenue; if you self-manage, value your time honestly. Taxation depends on your personal situation — work with a local accountant, especially as a non-resident owner.
4. Track actual figures, not estimates
Net result = gross revenue − variable costs − fixed costs − management − taxes. Once the property is live, track what actually happens. Welcomax Rental PMS follows occupancy, revenue and payments per property and supports MAD, EUR and USD for owner statements.
