Pricing a short-term rental in Morocco is not just copying the neighbour's Airbnb listing. Your price must cover real costs, follow the seasonality of your city, include each platform's commission and stay consistent across channels.
1. Calculate your floor price
Add your fixed monthly costs (mortgage or rent, service charges, internet, insurance, maintenance) and divide them by the nights you expect to sell. Add variable costs per stay: cleaning, linen, supplies and energy. Below this price, a night loses money.
2. Adjust for seasons and events
Demand in Morocco varies strongly with European and Moroccan school holidays, year-end festivities, long weekends, summer on the coast and major events. Define at least three seasonal levels plus special dates, and use minimum stays on peak dates.
3. Separate nightly rate, cleaning and discounts
A separate cleaning fee keeps the nightly rate attractive while covering each turnover.
- Nightly rate by season
- Fixed cleaning fee per stay
- Weekly and monthly long-stay discounts
- Optional extra-guest fee above a base capacity
4. Compare net revenue by channel and automate
Airbnb, Booking and agencies charge different commissions. Always compare net revenue, not the displayed price. A slightly lower direct price can still earn more.
With Welcomax Rental PMS the price is calculated automatically at booking — nightly rates by period, cleaning fee and long-stay discount — and reused in the online rental agreement and payment tracking.
